Terms & Conditions

Contract

The Contract will be between the Client and Suzanne Butler. The Contract will be entered into when Suzanne Butler issues the confirmation invoice and will be subject to the following booking conditions:

Payment

A deposit of £100 is payable to secure the booking if it is made more than 8 weeks before the start of the rental. The balance shall then be payable 8 weeks before the start of the rental. Non-payment of the balance of the rental on or before the due date shall be construed as a cancellation of the contract by the Client. For bookings made less than 8 weeks before the start of the rental, the total fee is payable before bookings can be confirmed. All payments shall be made to Suzanne Butler at the address on the Booking Confirmation either by sterling cheque, direct bank transfer or, for very last minute bookings, cash on arrival in pounds or euros.

Cancellation

If cancellation occurs before the balance of the rental is paid, then the deposit is forfeited. If cancellation occurs later than this, and we are able to re-let the property, then all monies paid will be refunded, less a £50 administration charge. If we are unable to re-let the property, then all monies paid will be forfeited.

 

Use of Property

Rentals commence at 2.00pm on the day of arrival and terminate at 10.00am on the day of departure.

The number of persons occupying the property must not exceed two. The property shall be used for personal and domestic purposes only. The property shall not be used for any commercial purposes.

Complaints

Should there be any cause for complaint during the rental period, it must be notified promptly to us.

We and our agents reserve the right to access the property for repairs, having given due notice to our guests.

Breakages or Damage

A breakages deposit of £150 is payable with the balance of the rental. This will be returned promptly after the rental period providing there are no breakages or any damage. The Client is legally bound to reimburse us for replacement, repair or extra cleaning costs.

Care of the Property

The Client shall take all reasonable and proper care of the property and the furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair and condition, and in the same clean and tidy condition, at the end of the rental period as at the beginning.

Safety

The owners or their agents cannot accept liability for any damage or loss to any property or possessions or personal accident sustained by you, your party members or any visitors and therefore advise all guests have full holiday insurance.

Pets

No pets of any kind are permitted in the cottage.

Smoking Policy

Smoking is not permitted in the cottage.

Liability

We shall not be liable to the Client or third parties for any accident, damage, loss, injury, expense or inconvenience, which may be suffered, incurred, arise out of or in any way connected with the rental.
